Christ the King Church on the north will provide an easement to Block Realty, the developer, in exchange for construction of the lot. C. Engineering Comments: Submit internal drainage plan to include detention consideration. D. Staff Analysis: The applicant has submitted a letter stating the owner's intention is to develop an out parcel as the small branch bank facility with drive -through tellers, specifically for the use of one of the major office tenants. The building constructed will be compatible in character to the other buildings on site. The site plan submission package is very thorough. The site plan appears to be technically in conformance with ordinance requirements. The use of the property is in conformance with zoning of "0-3." E. Staff Recommendation: Approval, subject to comments made. F. Subdivision Committee Review: The submission was reviewed by the Committee. It was determined that a Board of Adjustment variance would be required to allow use of the church property, which is zoned 11R-2" for "C-3" parking. The Committee felt that the bank site should be removed from the plan, since it is not definite at this time.
