A. Site History:
None.
B. Proposal:
1. This is a proposal by the applicant to build a new
steel building of approximately 4,500 square feet
to sell storm windows and doors.
2. Landscaping and curb and gutter will be provided.
3. The existing home on the property will be used by
a night watchman.
C. Engineering Comments:
None.
D. Staff Analysis:
This is a proposal to add an additional business for
retail sales. Staff was inhibited in its review of the
proposal due to a lack of information relative to the
use and square footage of the additional buildings and
the layout and number of parking spaces to be provided.
The plans for screening/landscaping also have not been
shown. Additional information is requested.

E. Staff Recommendation:
Staff reserves comment until added info is received.
F. Subdivision Committee Review:
Staff explained that this application stemmed from a
rezoning request for "C-3" which was approved by the
Commission. At that time, there was no indication that
the applicant wanted to retain a single family
residence on the property. When a building permit was
applied for, it was rejected and sent for a site plan
review.
The applicant agreed to provide staff with more
information.
Water Works - Acreage charge will apply if a new connection
is required.
PLANNING COMMISSION ACTION:
A motion for approval of the revised plan was made and
passed by a vote of: 11 ayes, 0 noes and 0 absent.
