Highway 10 @ Rodney Parkham Rd. MT&A #284-153 Dear Ms. Bettard: We are pleased to submit for review the site plan for Country Homes Condominiums. The plan is submitted as a Planned Residential Development (PRD) Short Form. The project consists of three (3) building types - Midrise, Townhouse and Flats clustered on a forested 5 acre tract. The North end of the parcel has an excellent view of the Arkansas River Valley. The midrise will not exceed 65 feet in height. The townhouses will not exceed 35 feet in height. The flats will not exceed 18 feet in height. The existing residence and out buildings would be removed. The composition of the develop- ment is as follows: 1) The tract area is 5.013 acres. 2) The net density is 8.8 dwelling units per acre. 3) The building unit breakdown is as follows: a. 4 flats at 2400 s.f. each with attached garage @ 400 s.f. b. 10 townhouses at 2400 s.f. each. - 1500 s.f. ground floor - 400 s.f. 2nd floor - 400 s.f. garage c. 30 apartment units at 2400 s.f. each - 6 units per floor in a 5 story midrise building. - 1 underground parking garage under the apartment building. - Attached atrium, covered entry, balcony and decks. Total Dwelling Units - 44 d. Site Area = 218,366 S.F. - Ground Coverage Ratio = 23.2% Floor Area Ratio = 74% 6) The number of access points to Country Homes Condominiums consists of one entrance from River Mountain Drive with a privacy gate. 7) The entire property will be enclosed,by a privacy/security fence 6 feet high. In addition Evergreen shrubs will be planted along the fence to further screen the property and enhance privacy. 8) The property will be developed as condominiums for sale. All non-residential property will be held in common by the Country Homes Property Owner Association as open space. 9) The development is an exclusive luxury residential property. No other auxiliary uses will be permitted. 10) The site has two major features: - The view from the top of the hill is breath taking. The midrise structure is located to maximize the number of people who can enjoy this view. The pine trees surrounding the building are over 80' feet tall and will thus shield views of the structure from adjacent properties. - Landscaping by previous owners is extensive.
