SUBJECT: UALR APARTMENTS PRO
Please be advised that I am now the Engineer of Record for the
subject project. Also be advised that the new name for htis
project -is SOUTH OAKS APARTMENTS.
The purpose of this letter is to submit the subject project for
the final plan review stage of the PRO process.
With minor changes the project remains the same as was subrtilltted
and approved in preliminary form. The following is the pr6ject
data:

Project Narriative
The project remains a 204 unit apartment complex intended o serve
the UALR area. The project will be constructed in one phase.
All required boundry street improvements will be constructed.
Weivers Requested
A waiver from the normal 25' building setback line along Fair
Park Blvd. is requested. The project is programed for a 15'
building setback.. This is required because of Engineering
Department's desires to hold the existing west curb alignment on
Fair Park Blvd. This then requires that all widening of Fair
Park Blvd. be accomplished on this project. Engineering as well
as the developer felt that this was a undue burden on this
project. The 15' setback is adequate to provide the needed sight
distance from the intersections and is therefore considered
reasonable. This is principally due to the fact that the street
grades in this area are generaly flat.
Misc.
The unnamed R/W on the SW Corner of the property is to remain for
the time being in place. The agent for the owners to the south
of ,the R/W prefers not to participate in the closing of the
street at this time, he prefers to wait till his land sells to
give the new owner the option of retaining this R/W. For this
reason we are persueing 1/2 street improvements on this street.
