Little Rock Planning Commission
1. The access easement shown at the northeast corner of Lot 2 is described in Deed Re-
cord Book 1189. Page 154 as follows: "A perpetual easement over the west 15 feet of
the lands lying East of and contiguous to the lands herein conveyed, but subject to a
perpetual easement over and upon the East 15 feet of the property hereby conveyed
for the purpose of a right-of-way, with full right of ingress and egress to and from, over
and upon said east 15 feet for any and all purposes." The lands described in that por-
tion of the deed is 87.5 feet in the north -south direction.
2. The bearings and distances shown on this plat represent those shown I) on a boundary
survey of this property performed in October, 1957• by Edward G. Smith and
Associates as last revised in August, 1978; and 2) in record legal descriptions of the
property purchased by The Darragh Company in May, 1976. A complete boundary
survey of the property is currently in progress.
3. The records of Pulaski County do not indicate a source of dedication for this portion
of East Ninth Street. The street as presently occupied indicates a 60-foot right-of-way
width.
4 Kinsworthy Street has been closed by City Ordinance No. 1 1 . 665 as recorded in Book
938, Page 643
5. Current zoning for this property is 1-3
6. Easements from the Darragh Company to the St. Louis, Iron Mountain. and Southern
Railway Company permit construction. maintenance, operation and ownership of ail
track facilities on the Darragh property. (See Book 108, Page 186, and Book 113,
page 393 of the Pulaski County Records.) This trackwork has been purchased by the
Missouri Pacific Railroad. (See Inst. No. 84-03491 of the Pulaski County Records.)
7. The records of Pulaski County do not indicate a source of dedication for this portion
of Thomas Street. The street as presently occupied indicates a 50-foot rightof-way
width.
8. Existing sanitary sewer line easements (20 feet in width) in favor of the Little Rock
Wastewater Utility are found in Instrument No. 78-39205 of the records of Pulaski
