Bullock's Site Plan Reivew
1� The construction of a single bay car wash with a small
office space (16' x 161) and vacuum area.
2. The provision of 13 additional parking spaces for the
existing building.
ENGINEERING CONSIDERATIONS:
Consider closing one driveway and using access to carwash on
one wide driveway.
STAFF ANALYSIS:
This -proposal is located on a site which consists of an
existing commercial building also within the applicant's
ownership. Staff is not opposed to his request to build the
car wash, but views the relationship between his access
drives and the location of an existing median where Kanis
Road intersects with Rodney Parham as a potential traffic
problem. The applicant should specifically indicate where
this median stops so a full assessment can be made. The
Traffic Department has also been asked to report on this.
The submitted site plan did not indicate the required
setbacks and the submission did not indicate the square
footage of the existing building. A revised and/or approved
site plan will be required before a building permit is
received.
STAFF RECOMMENDATION:
Staff reserves recommendation until further comment is
received from Traffic.
SUBDIVISION COMMITTEE RECOMMENDATION:
The applicant was present. The Committee decided to pass
this item to the Commission, subject to:
(1) The submission of a revised plan showing existing
the median on Rodney Parham and a properly dimensioned
survey before April 12.

PLANNING COMMISSION ACTION:
There were no objectors present. The application was
represented by the owner. A brief discussion followed. The
Planning Commission then voted on a motion to recommend
approval of the proposed car wash and site plan subject to a
limit of a single driveway access onto West 12th Street
which is to be reviewed by the City Engineer's Department as
to design. The vote - 10 ayes, 0 nays.
