NAME: Oak Forest Cleaners/Laundry -
Building Line Waiver
LOCATION: 1217 Fair Park
REQUEST: Modification of an existing 25'
building line to accommodate the
extension of a canopy 5' into
the established area.
A. EXISTING CONDITION
This application involves what can generally be
described as a neighborhood commercial use. It is
located along with a mixture of other similar type
commercial/office uses at a corner on the northern
boundary of a predominantly single family neighborhood.
The existing structure is made of red brick and
currently has a 4' black and white awning around the
exterior.
B. DEVELOPMENT PROPOSAL
This proposal involves the replacement of an existing
4' awning with a 5' fixed canopy utilizing no support
columns within the setback line.
C. CONFORMANCE TO ORDINANCE
Permission is asked to vary from ordinance requirements
by extending 5' into an existing 25' platted line,
thereby modifying the building line to 201.
D. LEGAL CONSIDERATIONS
The Bill of Assurance must be amended and
property -owners in area notified. If approved, a final
plat indicating the modified building line is required.
E. ENGINEERING CONSIDERATIONS
None.

F. ANALYSIS
Staff does not feel that the approval of this request
will be detrimental to the site itself, or the
neighborhood. The applicant is requested, however, to
indicate plans for the sign and post at the front of
the property.
G. STAFF RECOMMENDATION
Approval as filed.
H. SUBDIVISION COMMITTEE ACTION
Mr. Greg Crawford represented the applicant. In
response to the staff's concern about the sign and
post, he stated that they would be removed completely.
A motion for approval was made and passed by a vote of
4 ayes, 0 noes and 1 absent.
I. PLANNING COMMISSION ACTION:
The applicant was represented by Mr. Greg Crawford. A
motion in agreement with the Subdivision Committee's
recommendation was made and passed by a vote of 9 ayes,
0 noes and 2 absent.
