REQUESTED: None .PLAT DEFICIENCIES NOTED: The Engineer of record has provided an amended preliminary plat responding to the several deficiencies noted by Staff. The plat is now in conformance with submittal requirements. A. PROPOSAL/REQUEST:._ To preliminary plat one lot as a continuation of the Ecumenical Retirement Center development line on the north. B. EXISTING CONDITIONS: 1. Wooded terrain without physical improvements. 2. Access only from Aldersgate Road. 3. A collector street terminates near or at plat boundary. 4- A rolling hillside with moderate slope. January 3, 1989 SUBDIVISION ITEM NO.: 1 (Continued) C . ENG 1_NEER I N_.G CDMMENTS. This is a continuation of the existing plat for Ecumenical Retirement Center with no special issues. Aldersgate Road is currently a collector street to be extended at 36 feet of pavement within a 60 foot right- of-way. D. _ISSUES/LEPA L/T_ECHNICAL/DESIGN : 1. Need information on total ownership. 2. A statement as to the reason for omitting 150 feet of the street dedication and improvement. 3. What are the access or curb cut provisions for this site relative to existing development? 4. A waiver of the street centerline radius may be required. 5. May need a variance on inclusion of the balance of the ownership if this not the remaining ownership. E. ANALYSIS: The plat in general is acceptable. However, the many detail failures should be corrected and variances properly requested. F. STAFF RECOMMENDATION: The Planning Staff recommends approval of the preliminary plat as revised. SUBDIVISION COMMITTEE COMMENT: (December 22, 1988) Mr. Pat McGetrick, the Engineer of Record on the preliminary plat, was present. He identified the changes and the update on the preliminary. He identified the additional properties owned by the ERC and the relationships with the adjacent properties owned by the Aldersgate Camp and a financial institution. He generally covered the development proposal on this lot. The Planning Staff reported that it had no further concerns for the plat as revised. However, the Staff pointed out that the omission of right-of-way and improvements along Aldersgate Road had been corrected. It was further pointed out that the original basis for the omission from this plat dealt with unusual property line relationships. The street will now be constructed to the south boundary of this preliminary plat. The plat being in proper form and there being no issues or objectors, the Commission determined to place this matter on the consent agenda. A motion was then made for approval of the preliminary plat. The motion passed by a vote of 9 ayes, 0 nays, 2 absent.
