Little Rock, AR 72201 3rd Floor Phone: 376-3633 Little Rock, AR Phone: 374-1107 STAFF REPORT This is a request for preliminary plat approval of Phase II, Ecumenical Retirement Center Addition. It involves replatting Tract 1, Ecumenical Retirement Center Addition from 4.376'acres to 3.28 acres (94' of Tract 1 will become a part of Tract 2) and preliminary platting Tract 2 as a 3.12 acre lot and Tract 3 as a 1.62 acre lot. Two 45' access easements are proposed. The applicant has stated that the replat is necessary to provide enough acreage for the proposed building in Tract 2 to be developed according to "MF-18" requirements. Staff has no objections to the request. STAFF RECOMMENDATION Approval, subject to comments by utilities and fire. PLANNING COMMISSION ACTION: Mr. Tom Buford, an Attorney, and Mr. Ronnie Hall,. the Engineer of record, represented the developer. No one objected. Staff reported that Rick Barger of Wastewater Utility called to report that this project could not be serviced since it was in excess of the allowed density of 12.6 persons an acre. This project proposes 18 persons per acre. There was a considerable amount of discussion relative to resolving the issue. Finally, a motion was made for approval, subject to the applicant working out an acceptable agreement with staff and Wastewater. The motion passed by a vote of 9 ayes, 0 nays, 1 absent, 1 position open.
