PROPOSAL:
To convert an existing suite to allow an auto electronic
sales and installation service in an existing strip center
that is zoned "C-3."
ORDINANCE DESIGN STANDARDS
1. Site Location
Located at the intersection of two collector streets
(Green Mountain Drive and Rainwood Drive).
2. Compatibility with Neighborhood
This property is part of an existing strip commercial
center and has commercial uses located adjacent to the
north and south with multifamily to the west and vacant
property located to the east. The proposed one bay use
is compatible with the surrounding area.
3. On -Site Drives and Parki
The strip center -contains approximately 100 parking
spaces and two access drives (one on Green Mountain
Drive and one on Rainwood Drive). The service bay of
this proposed use will take access from a service drive
located on Rainwood Drive.
4. Screening and Buffers
The site has existing landscaping.

5. Analysis
This proposal is for conversion of an existing "building
within a strip shopping center. The staff foresees no
adverse impact to the surrounding area. The applicant
needs to submit a revised site plan which includes the
specific location of the proposed use within the strip
center.
6. Engineering Comments
None.
STAFF RECOMMENDATION:
Approval, provided the applicant agrees to submit a revised
site plan showing the specific location of the proposed use.
SUBDIVISION COMMITTEE REVIEW:
The applicant was not present. The item was not discussed.
PLANNING COMMISSION ACTION:
The applicant was not present. A request was made to defer
this item to the December 17, 1985, Planning Commission
meeting. The Commission voted 11 ayes, 0 noes and 0 absent
to defer this item as requested.

The applicant was present and agreed to comply with staff
recommendations. The Committee requested information from
the staff regarding the parking capacity of the entire strip
center and the current usage of the center (the number of
restaurants).
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. The
staff stated that the applicant had submitted the necessary
notification and as well as the revised site plan. Staff
recommended approval. The Commission then voted - 8 ayes,
0 noes, 3 absent to approve the application as recommended
by staff, reviewed by the Subdivision Committee and agreed
to by the applicant.
