STAFF REPORT:
This site is located in an area located outside of the City
limits. The terrain is timber covered with a portion
cleared for the sole existing structure mobile home use.
Other mobile homes exist in the general area. The item has
been submitted for plat approval due to a water service
request for Tract No. 2, 4512 Willow Springs Road. The
staff disapproved the request due to the fact that this
tract was part of an illegal subdivsion.
This subdivision seeks to plat 5.94 acres out of the 40
acres in the applicant's total ownership into two tracts for
residential use.
ENGINEERING COMMENTS:
Dedicate sufficient right-of-way for 1/2 of a collector
street.
STAFF RECOMMENDATION:
Approval, subject to next plat request including the total
ownership.

SUBDIVISION COMMITTEE RECOMMENDATION:
The Committee instructed the applicant to provide evidence
of 30' right-of-way dedication on Willow Springs at the
Public Hearing. A motion was made for approval, subject to
the above. It passed by a vote of 5 ayes, 0 noes and
0 absent.
Editor's Note*:
(Since the Subdivision meeting, staff was informed by the
Engineer that this plat poses a 30' dedication on both
Horsey and Willow Springs.)
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. A
motion was made for approval of the application as filed.
It passed by a vote of 9 ayes, 0 noes, 1 absent and 1 open
position.
