A. Site History
Previous actions on this site involve rezonings to
commercial and quiet business on February 15, 1971, and
in November 1980, to "C-4" and "C-3." The only
condition upon the initial approval was the prohibition
of access through the residential neighborhood to the
north.
B. Existing Conditions
This property is located near the intersection of two
major traffic thoroughfares, which abut the property on
the east and south. It is abutted by Baptist Medical
Center property on the west. The current zoning
includes "C-4" along Barrow and Kanis Roads, and "C-3"
for the remainder of the property, except for a 50'
strip along the northern boundary zoned for single
family use.
C. Development Proposal
This application represents a request by the applicant
to plat 9.77 acres into 10 lots for commercial/office
use. 1,050' of new street is proposed. Access
incorporates the extension of Lile Drive from the west,
east to Barrow Road. The segment of Lile, which abuts

this property, is part of the Baptist Medical Center
plan, which received preliminary approval on May 19,
1983. No variances have been requested.
D. Engineering Comments
Dedicate right-of-way and widen Kanis as required to
meet minor arterial standards.
E. Staff Analysis
Staff is basically supportive of the platting proposal.
Since this is a commercial subdivision with less than
20 acres, and the applicant has not submitted a staging
plan, he should assure the staff of his intentions to
construct a].1 the streets at once.
F. Staff Recommendation
Approval, subject to comments made.
SUBDIVISION COMMITTEE REVIEW:
The applicant was present. He requested that he be allowed
to build a drive from Kanis to Lots 9, 10 and 11 at this
time. Staff questioned the location of curb cuts on Lots 3,
4, 10 and 11. The applicant stated that the issue of curb
cuts had been addressed on a previous approval. The
Committee passes this to the Commission, subject to: the
submission of a staging plan and staff report on the
location of curb cuts on September 13th.
PLANNING COMMISSION ACTION:
There were no objectors present. The plat was represented
by the applicant. The staff reported that issues
surrounding the curb cuts and staging plan had been resolved
and a revised plat submitted. The Planning Commission voted
to approve the plat as modified. The vote - 11 ayes,
0 noes.
