SPECIAL REQUIREMENTS -_SITE PLAN AND-"MF-18"
1. Plans must have site area of one acre. This plan
complies.
2. Detached buildings shall be separated by least 101.
This plan complies.
3. A registered land survey must be submitted. This plan
complies.
4. The applicant should submit quantitative data as to
proposed building coverage, parcel size, floor area and
number of parking spaces. This plan complies.
5. Landscaping and screening shall be in accordance with
the City's Ordinance.
ENGINEERING CONSIDERATIONS:
(a) Alignment for Napa Valley is satisfactory; the proposed
corner to align Napa Valley and Bowman Road extended,
becomes tangent at the south end of the property.
(b) Napa Valley Road to be improved to minor arterial
standards.
STAFF ANALYSIS:
Staff has no major objections to the proposal as designed.
The applicant has requested two variances. One is for a 40'
buffer and 6' fence on the west side of Phase 1 because of
plans for future expansion in 3-5 years. The other is for a
building line on Napa Valley to allow for the construction
of a guardhouse (8' x 81), which will encroach 9' into a
platted building line. The guardhouse will serve as a means
for security and access control. Staff has no objections to
the variances.
STAFF RECOMMENDATION:
Approval, as filed.

SUBDIVISION COMMITTEE ACTION:
Mr. non Chambers, of Mehlburger, Tanner & Renshaw,
represented the applicant. A motion for approval was made
and passed, subject to: (1) platting of service road
as a one-way, 45' right-of-way from the point of entry to
the west property line; and (2) further consideration of
parking design. The motion passed by a vote of 4 ayes, 0
noes and 1 absent.
PLANNING COMMISSION ACTION:
Mr. Don Chambers represented the applicant. There were no
objectors. A revised plan was submitted. A commitment was
made to satisfy staff's concern about the parking design
through the lengthening of parking spaces by 41. A motion
for approval as revised was made and passed by a vote of
8 ayes, 0 noes and 3 absent.
