SPECIAL REQUIREMENTS - SITE _PLAN -AND "MF-24"
1. Proposals considered under "MF-24" zoning districts
must have site area of one acre. This plan complies.
2. All detached buildings in the zoning district shall be
separated by a distance of not less than 10'.
3. "MF-24" zoning districts are characterized by a minimum
of 25' setback, side or rear yards equal to the height
of the adjacent buildings. This plan complies.
4. Site plan submission requires that the applicant submit
a registered land survey. This plan complies.
5. Site plan submission requires the applicant to submit
quantitative data that includes proposed building
coverage of principal and accessory buildings, parcel
size, proposed floor area and proposed number of
parking spaces. This plan complies.
6. Landscaping and screening of vehicular use areas shall
be in accordance with the City's Landscaping Ordinance.
The applicant has stated his intention to comply.
ENGINEERING CONSIDERATIONS
Require (1/2) 36' street improvements - sidewalk. Interior
streets and drainage appeared to be private.
STAFF ANALYSIS
Staff has no objections to the design of the project. The
site plan complies with all basic requirements except for
some building dimensions that should be indicated. Because
of the scale of development, we are usually asked that
condominiums and not rental developers provide a 45' service
and access easement. In this instance, we are requesting
that the applicant indicate the interior drives as such. A
sewer extension is required to serve this development.
SUBDIVISION COMMITTEE RECOMMENDATION:
The Committee briefly discussed this plat. A recommendation
of approval was then passed by a vote of 4 ayes, 0 noes,
1 absent.

PLANNING COMMISSION ACTION:
Mr. Bob Lowe, of the Hodges Firm, represented the applicant.
There were no objectors. The Commission voted to approve
the site plan by a vote of 9 ayes, 0 noes and 2 absent.
