A part of the NE 1/4, NE 1/4, Section 13, Township i North, Range 13
West, being a part of the Broadmoor Business District of Broadmoor Addition
to the City of Little Rock, Arkansas being more particularly described as
follows:
commencing at a found iron pin at the Intersection of the Westerly
Right-of-way line of University Avenue (an 80 foot right-of-way) and the
Southerly Right-of-way line of Broadmoor Drive (a 50 foot right-of-way) for
the Point of Beginning; thence South along the West Right-of-way line of
University Avenue, 1069.44 feet to a found chisled "X" in concrete; thence S
20' 55'22" W, along said West Right-of-way line, 21.28 feet to a found
chisled "X" in concrete, said "X" lying on a curve concave to the Northeast
and having a radius of 312.03 feet, said "X" also being the Intersection of
the West Right -of --way line of University Avenue and the North Right--of-way
1 ine of Lakeshore Drive (a 50 foot Right-of-way); thence along the Arc of
said curve and said North Right-of-way line 144.71 feet: to a found chisled
"X" in concrete, said curve having a chord bearing and distance of N 70' 18'
38" W. 143.42 feet; thence N 55' 16' 28" W, continuing along said North
right-of-way line 590.32 feet to a found iron pin; thence N 35' 54'43" E,
761.32 feet to a found iron pin; thence N 31' 15' 09" E, 126.18 feet to a
found iron pin, said iron pin lying on the South Right-of-way line of
Broadmoor Drive; thence S 80" 19' 12" E, along said South Right-of-wny line,
117.47 feet to the Point of BP9Luiing.
Also all of what was formerly platted as Fairmont. Drive, as shown upon
the Plat recorded in Plat Book 4, Page 289, between Lakeshore Drive and
Broadmoor Drive, lying West of and adjacent to the above described parcel,
less and except that parcel of land conveyed to Nina Brown by QuitClaim Deed
i'.:tly Recorded in Deed Book 589, Page 267 in Circuit Clerks Office in Pulaski
County Courthouse.
