PCD approval for the Maury Mitchell PCD was reviewe

action was taken on your application:

II. Utility Comments: All utilities comments must be reflected
on revised plats.
Due to the technical aspects of certain plats, there are in
most cases follow-up procedures that need to be done. If upon
receipt of this letter you find that your plat was approved,
please make it a point to contact the Office of Comprehensive
Planning at 371-4790 to find out what the technical instructions
will be.
There may be times in which revised copies of certain plats
are needed. Please make note that no building permits will be
issued until those copies are received in the Office of
Comprehensive Planning.

or concerns.

AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A "PCD"
DISTRICT TITLED M. MITCHELL "SHORT -FORM
PCD" (Z-4066-B) IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING CHAPTER 43 OF THE CODE
OF ORDINANCES OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "C-l"
(Commercial) to "PCD" (Planned Commercial District).
Part of the SE 1/4 of the NW 1/4 of Section 4, T-1-N,
R-13-W, Little Rock, Pulaski County, Arkansas, more
particularly described as follows: Commencing at the NW
corner of Lot 171, Markham Pines Addition to the City
of Little Rock; thence S 88° 07' 13" E along the North
line of said Markham Pines Addition a distance of
119.88 feet; thence N 01° 54' 05" E, a distance of
37.00 feet to he point of beginning; thence continue N
01° 54' 05" E, a distance of 78.00 feet; thence S 88°
05' 55" E, a distance of 28.50 feet; thence S 01° 54'
05" W, a distance of 78.00 feet; thence N 88° 05' 55"
W, a distance of 28.50 feet to the point of beginning,
containing 2,223 square feet more or less. Southeast
corner of West Markham at Alamo Street (11601 West
Markham)
SECTION 2. That the preliminary site development
plan/plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning classification
contemplated for M. Mitchell "Short -Form PCD" is conditioned
upon obtaining a final plan approval from the Planning
Commission within the time specified by Article IX, Section
9.101 of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 43-1 of
the Code of Ordinances of the City of Little Rock, Arkansas,
and designated district map be and it is hereby amended to
the extent and in the respects necessary to affect and
designate the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the plan by the
Planning Commission.

Dear Richard:
We respectfully request that we be placed on the Planning Con><nission agenda
to appear before the subdivision subcommittee at the May 19 meeting.
We have been notified verbally by Code Enforcement that the canvas awning
is viewed to be an extension of our brick building in to the side yard area.
We request that the subdivision subcommittee allow a waiver or a variance to
allow the canvas awning to remain.
The canvas awning is attached to the south end of the building and is 10 feet
wide by 13 feet long. The awning is over a laundry and cleaning drop-off
door.
The neighbor immediately south of our building does not object to the awning.
You -have a sketch showing the location of the awning and we will have pictures
to show at the meeting.
If you need anything, please advise.
