FINAL PLAT OF OUTLOTS A-1 AND A-2
PROSPECT TERRACE NO. 3.

KNOWN ALL PERSONS BY THESE PRESENTS THAT:
James Walt Stallings and Claudia H. Stallings (together "Stallings") are the sole owners
of a tract of land (Tract) previously platted as Outlot "A," and a portion of Reserve Lot "A,"
lying within Prospect Terrace No. 3, City of Little Rock, Pulaski County, Arkansas, and recorded
with the Pulaski County Circuit Clerk and Recorder's Office in Plat Book 3, Page 52; being more
particularly described as follows:
Property Description:
Outlot "A", and a portion of Reserve "A", Prospect Terrace No. 3, City of Little Rock, Pulaski
County, Arkansas as filed for record in plat book 3, page 52, City of Little Rock, Pulaski County,
Arkansas.
Stallings is desirous of replatting the Tract into two lots to be called Outlot "A- I" and
Outlot "A-2," Prospect Terrace No.3, City of Little Rock, Pulaski County, Arkansas as shown on
the Plat entitled "Final Plat of Outlots "A-1" and "A-2," Being a Replat of Outlot "A," and, a
portion of Reserve Lot "A," Prospect Terrace No. 3, City of Little Rock, Pulaski County,
Arkansas" prepared by Development Consultants, Inc. and dated July 6, 2010, recorded as
Instrument No. � [j 1007 aT� , and does hereby replat said Tract as so stated,
subject to all existing easements for utilities.
There are areas of ground shown and dimensioned on the Plat marked or labeled as
"Utility Easement" that Stallings hereby donates, dedicates and reserves for the non-exclusive
use of and by public utilities, subject at all times to the proper authorities and to the terms,
conditions and rights set forth and/or reserved herein; and the owners of said lots shown on the
Plat shall take title subject to the rights of the referenced public utilities as shown on the Plat.
The utility easements are hereby dedicated for the installation, maintenance, repair and
replacement of utility services or utility, reference being hereby made to the Plat filed herewith
for a more specific description of width and location thereof.

Supplement to Bill of Assurance
All buildings constructed on said lots shall be constructed no nearer to the street than the
building line shown on the Plat, and all buildings shall be constructed in conformance with the
Building Code and Zoning Ordinances of the City of Little Rock.
Henceforth, it shall be sufficient to convey the same by those descriptions. This is a
replat only and no amendment to the Bill of Assurance, as recorded with the Pulaski County
Circuit Clerk and Recorder's Office June 5, 1926 in Deed Book 186, Page 62, or the covenants
and restrictions contained therein, shall be deemed to have been effected hereby.

Per your request, we have evaluated your survey of the proposed re -plat of outlots "A-1" and "A-2" of the
Prospect Terrace Addition No. 3 in Little Rock, AR. CenterPoint Energy currently has natural gas facilities
surrounding the proposed re -plat area which are located within the street right -or -ways shown on your
survey. Therefore, we approve the re -plat request as it was submitted to us for review and we will not
require additional easements within the proposed re -plat area at this time.
