Stallings and Claudia H. Stallings (together "Stallings") are the sole owners I of Outlots "A-1" and "A-2", Prospect Terrace No. 3, City of Little Rock, Pulaski County, Arkansas, platted as such pursuant to a Supplement to Bill of Assurance to Effect Final Plat of Outlot "A- I" and "A-2", Prospect Terrace No. 3, City of Little Rock, Pulaski County, Arkansas dated December 2, 2010 recorded as Instrument No. 2010076058 and a Plat entitled Final Plat of Outlots "A-l" and'!"A-2," Being a Replat of Outlot "A," and, a portion of Reserve Lot "A," Prospect Terrace No. 3, City of Little Rock, Pulaski County, Arkansas" prepared by Development Consultants, Inc. and dated July. 6, 2010, recorded as Instrument No. 2010076059 ("Plat") This Amended Final Plat of Outlots "A-l" and "A-2", Prospect Terrace No. 3, is submitted for recording to amend the south boundary of Outlot "A-2" to conform to newly found 'i boundary information for the subject and adjoining lots. Hence, Stallings does hereby amend and adjust Outlot "A-2" to conform to that Plat entitled AMENDED FINAL PLAT OF OUTLOTS "A-1 t1 AND "A-211, PROSPECT TERRACE NO. 3., CITY OF LITTLE ROCK, PULASKI COUNTY, ARKANSAS prepared rr by Development Consultants, Inc. and dated August 9, 2012, recorded as Instrument No. of ` and does hereby amend and adjust Outlot "A-2", Prospect Terrace No. 3, City of Little Rock, Arkansas and the lot lines shown thereon; accordingly. ,.%IM1111,,,,, CdUNiY 2434178.2 There are arE,-as of ground shown and dimensioned on the Amended Final Plat of Outlots "A-1" and "A-2", marked or labeled as "Utility Easement" that Stallings hereby donates, dedicates and reserves for the non-exclusive use of and by public utilities, subject at all times to the proper authorities and to the terms, conditions and rights set forth and/or reserved herein; and the owners of said lots shown on the Amended Final Plat of Outlots "A-1" and "A-211, shall take i title subject to the rights of the referenced public utilities as shown on the Plat. Such utility 'easements are hereby dedicated for the installation, maintenance, repair and replacement of utility services or utility lines, reference being hereby made to the Amended Final Plat of Outlots "A-'',1" and "A-2", filed herewith for a more specific description of width and location thereof. All buildings constructed on said lot shall be constructed no nearer to the street than the building line shown on the Amended Final Plat of Outlots "A-1" and "A-2", and all buildings shall be constructedi, in conformance with the Building Code and Zoning Ordinances of the City of Little Rock. Henceforth, lit shall be sufficient to convey the subject properties by the description Outlot "A-l" and Outlot "A-2", Prospect Terrace No. 3, City of Little Rock, Pulaski County, Arkansas."
