EXISTING CONDITIONS To allow encroachment into an area established by rear yard platted building line. The property involved is located in an older residential area of single family homes. It is bordered relatively close on the east and west by other one -family residences and has a dual -front on both Edgewood and "O" Streets. The existing structures consist of the main two-story residence, which faces Edgewood, and a two-story stucco servant's quarters which is close to the property line on "O" Street. A new addition is currently being added to the main residence. B. DEVELOPMENT PROPOSAL The applicant is requesting that he be allowed to construct a carport which will encroach 12' into the area established by a 15' platted building line at the rear of the property. The proposed carport will house a very large camper which the owner currently has to park on the street. There is not space enough to construct the carport where it would not encroach since there is heating and air conditioning equipment at the rear of the residence. C. ENGINEERING CONSIDERATIONS None. D. ANALYSIS Staff's usual position regarding requests of this nature is denial. The circumstances surrounding this particular case are unique in that the platted building yard is in the rear as opposed to the front yard. Furthermore, the proposed carport will not encroach any more than an existing building on the same property and another one located on the adjacent property. SUBDIVISION COMMITTEE RECOMMENDATION: A motion in agreement with staff's recommendation for approval was made and passed by a vote of 5 ayes, 0 noes and 0 absent. PLANNING COMMISSION ACTION: There were no objectors present. The owner was present. The Commission voted to approve the replat to accommodate the proposed change. The vote: 10 ayes, 0 noes and 1 absent.
