EXISTING CONDITIONS The land involved consists of a large wooded tract that rises approximately 100' in elevation from south to north. Shackleford, which borders on the east is currently being widened by the State Highway Department. Peachtree which forms the southern boundary is being relocated to tie in with an exit ramp to I-430 at this location. 13. DEVELOPMENT PROPOSAL This is a plan by the owner to develop a tract of 45.050 acres into 12 lots for use as a commercial office park. The average and minimum lot sizes are 3.4 and 2.4 acres, respectively. Feet of new streets provided is 3,250 linear_ feet. All streets will be constructed to collector standards with sidewalks on both sides. Plans .for phasing of the development will be as follows: Phase I - Lots 1-4, Phase II - Lots 5-8, Phase III - Lots 9-12. A special feature of the proposal is the development of the office park around an existing lake, which is being platted as Lot 12. All easements will be platted in their as -built location at the time of final platting. The spillway for the lake will he addressed in Phase III. No variances have been requested. May 11, 1982 SUBDIVISIONS Item No. 2 - Continued C. CONFORMANCE TO ORDINANCE The plat basically conforms to the technical requirements of the Ordinance. D. ENGINEERING CONSIDERATIONS (1) Engineering has investigated an existing dam - no problems. (2) Build sidewalks. E. ANALYSIS There are no major objections to this project. The applicant has worked very closely with the Planning staff in the development of this proposal. No adverse effects to the environs are expected. F. STAFF RECOMMENDATION Approval as filed. SUBDIVISION COMMITTEE RECOMMENDATION The applicant was present. The Committee voted to approve this item, subject to comments made. The vote: 4 ayes, 0 noes and 1 absent. PLANNING COMMISSION ACTION: There were no objectors present. The owner was represented by Phillip Bruce, Wes Lowder and Don Chambers of Mehlburger Engineers. After a brief discussion, the Commission voted lq ayes, 0 noes and 1 absent to approve the plat. November 12, 1985 SUBDIVISIONS Item No. 30 NAMP Koger Office Properties Revised Phasing Request LOCATION: Sha,ckleford Road and I-430 APPLICANT: Mehlburger, Tanner, Robinson & Associates P.O. Box 3837 Little Rock, AR 72203-3837 375-5331 STAFF REPORT: The applicant is requesting that the approved phasing plan for the preliminary plat of Koger Executive Centre which was reviewed and approved by the Commission in April of 1982 be deleted. Their proposal is to final plat Lots 5-12 on a lot by lot basis. Lots 1-4 have been final platted as Phase I. The reasons for this request are as follows: le Due to fluctuating office demands in west Little Rock, greater flexibility in development timing is needed. 2. Due to changing office requirements, different types of buildings are needed. 3. Revisions in replats of recorded final plats at later dates can be avoided. The applicant assured that the existing preliminary plat will be followed, and there will be no increase in lots. If changes are required, the subdivision regulations will be followed. 1 STAFF RECOMMENDATION: Approval. PLANNING COMMISSION ACTION: A motion for approval was made and passed by a vote of: 11 ayes, 0 noes and 0 absent.
