Re: Bentley Place Replat/Site Plan Review Z
Dear Sir:
On April 13, 1982, the Little Rock Planning Commission met
and made the following recommendation on the above
referenced subdivision matter. Mr. Fred Nielson, engineer
for this project, represented the owner. He stated that
they would comply with the staff's screening suggestions by
providing a 6' fence on the north and evergreen plantings on
the east. There were no objectors present.
After a brief discussion, the Planning Commission made a
motion to approve the site plan subject to the provision of
a 6' fence and plantings. The motion passed by a vote of 9
ayes, 0 noes, 2 absent.

Re: "The Bentley" Apartments
Gentlemen:
The apartment complex for which the rezoning application is
being made, consists of two 2 story apartment buildings with
32 one bedroom units to each building. The total area of
each building is 20,160 sq. ft. gross and each one bedroom
unit has 546 sq. ft. gross. The buildings will be wood frame
with 90% brick veneer. All entries will open onto a covered
corridor. Seven of the 64 units are accessible to the
handicapped with a handicapped parking space provided for
each handicapped unit. A total of 104 parking spaces will
be provided which is a ratio of 1.6 spaces per unit.
A pool will be provided with a fence enclosed pool deck and
a building to house the pool equipment.
The units are so arranged that two one bedroom units can
easily be combined to create a two bedroom/two bath
condominium with 1092 sq. ft. The landscaping will be in
excess of city requirements with landscaped earth berms
providing a visual screen from Green Mountain Drive.
The site area is 2.87 acres with a density of 22.3 units
per acre. 2,-4 acres will be maintained as "open" area.

On behalf of the owners, Henderson Real Estate Investments, we are
submitting "Bentley Place", a one lot resubdivision of "Times Square", a
PUD Plat which was not carried through to construction. There will not
be any street dedications on change in lot lines.
We are submitting 15 copies of the new Plat, "Bentley Place", and
3 copies of "Times Square for comparsion.
