Re: Razorback Square Revised Preliminary/Site Plan
Dear Ernie:
At the Planning Commission meeting October 12, 1982, the
following action was taken on the above referenced
subdivision matter:
The applicants were present, and there were no objectors
present. Information regarding #3, #4 and #5 of the
Subdivision Committee recommendation was submitted. The
Commission questioned the suitability of an out -lot at the
proposed location. A motion was made to approve the revised
plan without the out -lot, subject to:
1. City and developer requesting that AP&L relocate
utility poles;
2. Review of final landscaping plan before Planning
Commission to ensure screening of loading docks
from Cantrell.
The motion passed by a vote of 9 ayes, 0 noes and 2 absent.

Dear Mr. Earnest Peters:
This letter is in regard to your revised site plan for
the Razorback Square Shopping Center located on Cantrell Road in
Little Rock. Southwestern Bell Telephone Company had previously
reviewed a site plan and had marked a plat for the required easements.
The revised plan will require the easements on the north side to be
relocated further north but will still be required to serve this
area. Southwestern Bell does not have any facilities in this area
at this time and can share the easement with Arkansas Power and Light
Company if necessary.

Dear Nat:
Please find submitted herewith, blueline copies of the revised
site plan for the Razorback Square Shopping Center with changes
made to reflect the conditions of approval granted by the Little
Rock Planning Commission on October 12, 1982.
Please note that the outlot for "LL Building B" which: was included
in the previously approved site plan, has been deleted per Planning
Commission requirements, from this revised site plan.
It is understood that as a part of this revised site plan approval,
the Planning Commission requires the detailed landscaping plan for
the entire shopping center be presented to the Commission for their
review and approval prior to the issuance of any.additional building
permits for this site.
It is also understood, the developers are to pursue with Arkansas Power
and Light Company and Southwestern Bell Telephone Company the feasibility
of relocating to an area along the shopping center north property line,
the aerial power and communications lines recently relocated to the north
along Cantrell Road per requirement of the City of Little Rock in con-
junction with required street widening. The results of pursuing this.
matter will be presented for your review prior to any further action in
that regard.
If this revised site plan meets with your approval and your understanding
of the conditions of approval of the Planning Commission, please provide
me a letter indicating same and I will proceed immediately with the
preparation of a "replat" of this subdivision necessary for the provision
of additional or relocated utility easements per respective utility company

requirements as they have conveyed in their previous correspondence,
copies of which I have submitted to your office. Once the "replat"
has been prepared and executed by the owners, it will be submitted to
the Office of Comprehensive Planning for execution and subsequently
recorded with the County Recorder.

additional information at this time, I trust that you will contact me.

As you are aware, the Little Rock Planning Commission met on
June 15, 1982, for the purpose of discussing and making a
recommendation on.the above referenced subdivision matter.
The applicant was present. There were no objectors present.
After some discussion, the Planning Commission made a motion
to approve the name change and recommended the same to the
City Board of Directors. The motion passed by a vote of
10 ayes, 0 noes and 1 absent.

Dear Bernnadette:
Last month I submitted to you for your review, a xerox copy of a portion of the
Razorback Square Shopping Center site plan which showed a proposed change in
the boundaries of the Building "A" site on Razorback Square Shopping Center.
At that time you requested three blueline prints of the full site plan
reflecting the proposed change.
Please find submitted herewith the requested blueline prints of the Razorback
Square Shopping Center site plan. Please review this matter and advise me if

Enclosed please find revisions on your proposed water main
installation to serve the above described property. These changes
should not increase the cost of the water main installation. It
should, in fact, decrease the contract costs approximately $3,000.
We have verbal approval from the Little Rock Fire Department covering
the changes as noted on the enclosed xerox copies. The changes are as
follows:
Change 10" to 12" - 920 lineal feet
Change 10" to 8" - 1,460 lineal feet
Change Taps W to 12" x 8"
Relocate fire hydrant if street is public right-of-way

Dear Richard:
Please find enclosed, copies of correspondence from various utility
companies in -relation to the revised site plan for Razorback Square
Shopping Center. As you can see from this correspondence, no problems
are anticipated by the utilities in being able to accommodate the
changes associated with the revised site plan. Certain additional
utility easements will be required as they have requested. Provision
of these easements will be accommodated at the time this subdivision
is " replated".
Please advised me if you need additional information regarding this
aspect of the proposed site plan change at this time.
