REPLAT AND AMENDMENT TO BILL OF
ASSURANCE
KNOW ALL MEN BY THESE PRESENTS:
WIIEREAS, Ranch Properties, Inc., an Arkansas corporation, caused that certain
Plat (hereinafter referred to as the "Plat"), to be filed for record on the 27th day of
January, 1992 and recorded in Plat Book D at Page 395 in the Office of the Circuit Clerk
and Ex-Officio Recorder of Pulaski County, Arkansas and that certain Bill of Assurance
(hereinafter referred to as the "Bill of Assurance") initially filed for record on the 27th day
of January, 1992 and recorded as Instrument Number 92-04859 in the Office of the
Circuit Clerk and Ex-Officio Recorder of Pulaski County, Arkansas, then refiled for
record on the 29th day of January, 1992 and re -recorded as Instrument Number 92-05478
in the Office of the Circuit Clerk and Ex-Officio Recorder of Pulaski County, Arkansas;
and,
WHEREAS, the said Plat and Bill of Assurance platted and subdivided the lands
described therein into certain Lots in The Ranch, an Addition to the City of Little Rock,
Pulaski County, Arkansas; and,
WHEREAS, Grantor is the owner of fee simple title to Lot 3, The Ranch, an
Addition to the City of Little Rock, Pulaski County, Arkansas, all as platted and
subdivided by the aforesaid Plat and Bill of Assurance; and,

WHEREAS, Grantor desires to replat the said Lot 3, The Ranch, as hereinafter
described; and,
WfiEREAS, Grantor, acting under and pursuant its independent right so to do as
set forth in Paragraph 22 of the Bill of Assurance, desires to amend the Bill of Assurance
and Plat as hereinafter set forth.
NOW, THEREFORE,
WITNESSETH:
That the said Grantor, for and in consideration of the benefits to accrue to each
and their respective successors and assigns, which benefits it acknowledges to be of value,
have caused said Lot 3, The Ranch, an Addition to the City of Little Rock, Pulaski
County, Arkansas to be surveyed and a replat (hereinafter referred to as the "Replat")
made thereof by a Professional Land Surveyor, License
Number and a Professional Engineer, License
Number _ , said Replat bearing the signature of the said Surveyor and Engineer and
being of record in the office of the Circuit Clerk and Ex-Officio Recorder of Pulaski
County, Arkansas, in Plat r `901
IN FURTHERANCE THEREOF, Grantor warrants and represents that it has
laid off, replatted and resubdivided, and does hereby lay off, replat and resubdivide the
said Lot 3, The Ranch, an Addition to the City of Little Rock, Pulaski County, Arkansas,
in accordance with the aforesaid Replat. The lands embraced in said Replat shall be
forever known as:
Lot 3R, The Ranch, an Addition to the City of Little Rock,
Pulaski County, Arkansas and Tract 4A, The Ranch, an
Addition to the City of Little Rock, Pulaski County,
Arkansas;
and any and every deed of conveyance of the lands just above mentioned describing the
same by the lot number shown on said Replat shall always be deemed a sufficient
description thereof.; Provided, However, Tract 4A, The Ranch, an Addition to the City of
Little Rock, Pulaski County, Arkansas is not intended by itself to be a lot or building site
but instead shall be and hereby is reserved to be added to a lot yet to be platted.
The filing hereof and Replat for record in the office of the Circuit Clerk and Ex-
Officio Recorder of Pulaski County shall be a valid and complete delivery and dedication
of the street rights -of -way and the Utility and Drainage Easements shown on the said

Replat. The streets shown on said Replat shall henceforth be known by the names
designated on said Replat and same shall be of the length and width shown thereon.
Save and except to the extent modified and amended hereby, all other terms and
provisions of the Bill of Assurance and Plat remain in full force and effect.

This mailing will provide for your record a revised final plat of the referenced plat. After I signed this
plat as finaled/approved the engineer of record called to say an error was noted in an easement. The
plat was not recorded in that form and I executed a revised original for recording. The copy you have
should be destroyed and replaced by this copy attached.

To all interest I would like to announce that Mr. Monte Moore of this office has been promoted to the
position of Subdivision Administrator to replace Larry Jones who left in August 1997.
