RANCH PROPERTIES, INC.
This Declaration, Plat and Restrictive Covenants made this __µ%day of May, 1997, by
Ranch Properties, Inc., an Arkansas corporation, hereinafter referred to as "Developer".
ARTICLE I.
1.1 The Developer is the present record title holder of certain real property situated in the
County of Pulaski, State of Arkansas, more particularly describes as follows:
Part of the E'/z, Section 14, T-2-N, R-14-W, Pulaski County,
Arkansas more particularly described as:
(a) Beginning at the southwest corner of Lot 1, Tract F, The
Ranch, an Addition to the City of Little Rock, Arkansas; thence
northwesterly along the north right-of-way line of Ranch Drive,
following [lie arc of a 924.93 ft. radius curve. to the right, a chard
[gearing and distance of N47°48'03"W, 1.06 ft.; thence
N47044' 13"W, 204.54 ft_ thence northwesterly along the arc of a
686.20 ft. radius curve to the right, a chord bearing and distance of
N47003' 19"W, 16.33 ft.; thence N44°54'50"E, 448.68 ft. to a point
on the west line of Tract S, The Ranch; thence S29°48' 12"E along
said west line, 227.92 ft. to the northwest corner of said Lot 1,
Tract F, The Ranch; thence S61 ° 15'51 "W along the west line of
said Lot 1, 173.85 ft.; thence S31°25'33"W and continuing along
said west line, 217.70 ft. to the point of beginning, containing
81,893 sq. ft. or 1.8800 acres more or less, hereinafter referred to
as the Lot.

(b) Commencing at the southwest corner of Lot 1, Tract F, The
Ranch, an Addition to the City of Little Rock, Arkansas; thence
northwesterly along the north right-of-way line of Ranch Drive,
following the arc of a 924.93 ft. radius curve to the right, a chord
bearing and distance of N47°48'03"W, I.06 ft. to the point of

beginning; thence S42°15'47"W, 60.00 ft. to a point on the south
right-of-way line of Ranch Drive; thence N47°44' 13"W, 204.54 ft.;
thence northwesterly along the arc of a 746.20 ft. radius curve to
the right, a chord bearing and distance of N47°03'01"W, 17.75 ft.;
thence N43°37'36"E, 60.00 ft.; thence southeasterly along the arc
of a 686.20 ft. radius curve to the left, a chord bearing and distance
of S47°03' 19"E, 16.33 ft., thence S47°44' 13"E, 204.54 ft. to the
point of beginning, containing 13,296 sq. ft. or 0.3052 acres more
or less (the Right -of -Way Dedication).
1.2 The Developer intends to plat the Lot and has caused to be made a Plat, filed
herewith, prepared by Timothy E. Daters, a Registered Professional Engineer, dated May ,
1997, showing a survey made by Paul M. White, a professional Registered Surveyor, and showing
thereon the metes, bounds and dimensions of that part of the Lot.
1.3 The Developer does hereby dedicate to the Public the street and right-of-way for the
extension of Ranch Drive as shown on the Plat and legally described in paragraph 1.1(b) above.
1.4 Developer warrants and represents that it has laid off, platted and subdivided, and
does hereby lay off, plat and subdivide the Lot hereinabove described in accordance with the
aforesaid Plat. The lands described in Paragraph 1.1(a) above and embraced in the Plat shall be
forever known as Lot 2, Tract F, The Ranch, an Addition to the City of Little Rock, Pulaski
County, Arkansas and any and every deed of conveyance of said Lot describing the same by such
numeral, character and name shall always be deemed a sufficient description thereof.
1.5 Developer deems it advisable that the title to the Lot be held, owned and conveyed
subject to the terms, conditions, protective and restrictive covenants and reservations herein set
forth in the Declaration, Plat and Restrictive Covenants filed of record on December 15, 1990 and
recorded as Instrument Number 90-67466 which shall govern the development and ownership of
said Lot in order to enhance the value of the Lot and to insure the proper use and appropriate
development and improvement of the Lot.

said corporation and further state and acknowledged that lie had so signed, executed, and
delivered said foregoing instrument for the consideration, uses and purposes therein mentioned
and set forth.
