VARIANCES REQUESTED:
1.) Waiver of curb on elevated street. (Street H)
A. PROPOSALIREQUES :
This owner proposes a revision of the preliminary plat
approved approximately 12 months ago. This plat has
been modified due to lot recombination actions and lot
sales on the staff level. This time the developer
proposes an increase in lot number, an additional new
street and a waiver of the curb on the elevated street
(Street H), therefore revise plat require Planning
Commission approval.
B. EXISTING CONDITIONS:
The tract of land involved in the revision is variable
terrain rising from the elevation of approximately
250 ft. to somewhat over 315 ft. The only activity on
the property at this time is land clearing and work on
Ranch Blvd. There are no structures on the property.

C. ENGINEERING COMMENTS:
The preliminary plat should show proposed names for all
the streets. Engineering has no objections to the
requested waiver.
D. ISSUES LEGAL TECHNICAL DESIGN:
The only design issues concern this revision are the
turn -around for "H" Street, access to the northern lot
located directly outside revised boundary area and.,
placement of street names for all streets.
E. ANALYSIS:
The planning staff finds no serious fault with the
revised plat, apart from, to resolving the items pointed
out above.
F. STAFF RECOMMENDATION:
Staff recommends approval of the revised plat, subject
to the several minor modifications.
SUBDIVISION COMMITTEE COMMENT
(APRIL 25, 1991)
Mr. Tim Daters was present representing this revised
preliminary plat. Mr. Daters addressed the concerns of the
Staff. He indicated that he would place street names on the
plat and correct the boundary line for Lot 7. He also
clarified staff concerns about the termination of "H" Street.
There being no further discussion on this item the matter was
forwarded to the full Commission for resolution.
PLANNING COMMISSION ACTION: (MAY 7, 1991)
There were no objectors in attendance the application was
represented by Mr. Joe White after a brief discussion, it was
determined appropriate t❑ place this item on the consent
agenda for approval. A motion was made and passed for a vote
of 7 ayes, ❑ nays, 3 absent and one open position.
