SECTION 1. That Chapter 31 of the Code of Ordinances be amended to provide for waiver of certain requirements within the subdivision regulations of the City of Little Rock for The Ranch - Phase II revised Preliminary Plat as follows: Subsection a. That Chapter 31-398 of the Code of Ordinances be amended to allow no curb and gutters on Buckhorn Road. SECTION 2. This ordinance shall take effect thirty (30) days from and after its passage. Markham Little Rock, AR 72201 Attn: Tad Borkowski RE: Phase II The Ranch Gentlemen: The developer of The Ranch wishes to have certain flexibility approved as part of the normal planning commission process. There is presently shown on the plat 229 lots. This is our best guess as to market demands. If, in the development and marketing process, it becomes necessary to make the lots smaller or larger within approved guide lines, we would suggest that the staff be allowed approval authority. We are not suggesting that any lot be approved that does not meet minimum requirements of the zoning classification, but that the developer be given the built-in right to add 15% to overall lot count without having to return for planning commission approval. It is understood that a reduction in lot count is a staff authority matter. The developer is still considering the area contained in lots 1- 13. It may become prudent to use the area of some of these estate size lots in a different manner. Market demand may suggest smaller lots developed in a small community format for 2 or 3 of these lots. It would be within the 15% overall guide line. Please attach this request to the Preliminary Plat of Phase II of The Ranch.
