RE: The Ranch
Dear Jim:
It is my understanding that sidewalks are required on both
sides of those streets where development other than single
family occurs within The Ranch. It is also my understanding
that in areas of zoning for commercial, office, or multi-
family development, sidewalks are to be delayed until each
site is developed. This was done on Ranch Drive and Ranch
Blvd.
The first development, Leisure Arts, is constructing sidewalk
along Ranch Drive as part of their site plan and building
permit requirements.
Sidewalks that are constructed prior to site development
within large commercial and office complexes tend to be old,
broken and practically unusable at the time they are needed.
Please let me know if this is not a satisfactory course of
action for sidewalk construction within The Ranch.

RIGHT-OF-WAY DEDICATION GRANT
KNOW ALL MEN BY THESE PRESENTS:
That Ranch Properties, Inc., an Arkansas corporation,
for and in consideration of the benefits accruing to it and
to the public generally, does hereby grant and dedicate to
the City of Little Rock, Arkansas an easement of way, for
the purpose of a public street, on, over and across a strip
of land situated in the County of Pulaski and State of
Arkansas, more particularly described as follows, to -wit:
See Exhibit "A" Attached hereto for a metes and
bounds description of said easement, which
Exhibit is made a part hereof as if set out
herein word for word.
TO HAVE AND TO HOLD the same unto the said City of
Little Rock, Arkansas, and unto its successors and assigns
forever, for the purposes of a public street.
