The construction of a seven story building on a 7.70 acre site. 2. Construction according to the following: Surface area --------- 12,073 square feet. Gross floor area ----- 822,500 square feet. Net usable area ------ 72,000 square feet. 3. The proposed structure conforms to bulk and area requirements as indicated. Required Provided Front Yard 25' approx. 240' Side Yard 25' 35' `40 Rear Yard 25' approx. 200' Height 120' maximum 95' Lot Coverage 2 acres 7.70 acres 4. The provisions of 428 parking spaces. USES PROPOSED Office. SPECIAL REQUIRMENTS 1. Buildings should cover an aggregate area of not more than 40 percent. This plan complies. 2. A 25' landscaped strip abutting any boundary street should be provided. 3. The height of buildings is limited to 45' or a formula which calls for one extra foot setback for each additional foot of height above 45'. A variance has been requested from the Board of Adjustment to allow the 95' high building. July 14, 1981 SUBDIVISIONS Item No. 7 - Continued 4. Parking requirement is one space per 400 square feet of gross floor area for structures larger than 10,000 square feet. The above requirements should be used plus a designated percentage. ENGINEERING CONSIDERATIONS Status of north/south street should be clarified. STAFF ANALYSIS Staff is not opposed to the design as presented. Since the purpose and intent of the "0-2" Office and Institutional District is to provide appropriate locations or well designed office facilities on large tracts, this is a feasible location for the office park. The applicant will be expected to meet the landscaping requirements. STAFF RECOMMENDATION Approval, subject to Engineering's and Staff's comments. lw� SUBDIVISION COMMITTEE RECOMMENDATION - ADVISORY OPINION Approval of site plan subject to: (1) Elimination of the N/S street, and (2) The architect resolving the conflict between provision of a 25' front yard green strip, parking area and the N/S street on,west property line. (Vote 2-0-3) Hastings and Taylor. PLANNING COMMISSION ACTION: There were no objectors. The applicant was present. The Commission voted to approve the site plan as recommended by the Committee. The vote - 9 ayes, 0 noes, 2 absent. -AW
