streets, one of which will terminate in a private
cul-de-sac.

A. EXISTING CONDITIONS
The land involved currently exists as grassy, open
space, with a scattering of various types of trees over
most of the property. The area is one that is prone to
localized flooding during heavy rains.
B. DEVELOPMENT PROPOSAL
This is a request by the applicant to amend a
previously approved preliminary with the same name, by
adding a cul-de-sac that will serve as an access and
utility easement, and a street. The cul-de-sac will be
located near the center of Tract D and will terminate
at the site of a future development by the Bailey
Corporation. Two landscaped parcels will be located at
the cul-de-sac. The parcel along the island in the
center of the cul-de-sac will be maintained by the
Property Owners Association of the Bailey Corporation.
The right-of-way leading up to the cul-de-sac will be a
dedicated commercial street. Only the bulb portion
wo will be a private utility easement. The street, Allied
Centre Boulevard, is a proposed median divided street
that will serve the proposed Allied Telephone Complex.
C. ENGINEERING CONSIDERATIONS
The north/south street paralleling Allied Properties
should be indicated on the plat.
D. ANALYSIS
Staff does not expect any adversities as a result of
the revisions of this plat. The owners, however, need
to assure themselves that their building pads are
secure against flooding.
E. STAFF RECOMMENDATION
Approval, subject to the Engineering's comments.

PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. A
brief discussion of the plat was followed by a motion to
approve the amended form as recommended by the Committee.
The motion was passed by a vote of 7 ayes, 0 noes, 3 absent,
1 abstention (Ron Tabor).
