USES PROPOSED:
Condominiums.
SPECIAL REQUIREMENTS:
1. Proposal considered under the "MF-18" Zoning Districts
must have a minimum site area of one acre. This plan
complies.
2. All detached buildings in this zoning district shall be
separated by a distance of not less than 10' . This
plan complies.
3. "MF-18" Multifamily Zoning Districts require that every
building erected or structurally altered shall provide
a minimum of 2,400 square feet of lot area per family.
This plan complies.
4. Parking requirement for multifamily dwellings is 1.5
parking spaces per unit. This plan complies.
ENGINEERING CONSIDERATIONS:
None.
STAFF ANALYSIS:
No problems of significance were apparent in the proposal as
presented. Staff is requesting, however, that the applicant
include the dedication of Riverbend Road with this
application.
STAFF RECOMMENDATION:
Approval, subject to compliance with the landscaping
requirements and staff's comments.
SUBDIVISION COMMITTEE RECOMMENDATION:
Approval as recommended by staff. The vote - 4 ayes,
0 noes, 1 absent.

PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. A
motion in agreement with the Subdivision Committee's
recommendation of approval was made and passed by a vote of
8 ayes, 0 noes, 2 absent and 1 abstention.*
*Note: Commissioner Tabor abstained.
