ANALYSIS:
A. EXISTING CONDITIONS
The two new lots proposed are adjacent to the river
and are traversed by the levee. They are partially
wooded. All streets and utilities have been previously
installed in the Riverdale Addition except for
extensions now proposed to serve these new parcels.
B. DEVELOPMENT PROPOSAL
This revision is proposed simply to create two
additional riverfront sites and a new street
for their access.
Under the terms of the original approval, the
staff was authorized to approve final plats of
individual lots subject to some minimums. Therefore,
the principle issue requiring Commission action is
the platting of a new street.
C. ENGINEERING CONSIDERATIONS
The Engineering Division points out that the new
street lies atop of a sewer easement, among others,
and that the rights of the utility companies will
be protected.
t-0 D. ANALYSIS
The proposal is reasonable. It appears that these
two lots and similar future lots might be served by
adding more cul-de-sacs, at a saving in total length
of street.
E. STAFF RECOMMENDATIONS
The staff recommends approval as proposed.
SUBDIVISION COMMITTEE RECOMMENDATION
The Subdivision Committee recommends approval as recommended by
the staff.
