A.. Existing Conditions
The ground slopes and is well covered with trees.
Adjacent streets are in place at reduced standards.
Otherwise all facilities are available.
B. Development Proposal
Two existing duplex lots, plus ten feet
adjacent, "A" One Family property would be
refaced and replatted into three lots of
minimum 50' x 100' in size, excluding
dedication.
The plat proposes no additional dedication or
street improvements. Adjacent streets show
only 30 feet of right-of-way. One 50 foot lot
contains only 40 feet of duplex zoning. No
setbacks are shown.
of C. Engineering Considerations
The Engineering Division notes the need for
ten foot additional right-of-way for each
street, plus construction.
D. Analysis
The proposed lots are too small. The property
justifies two duplexes which can be built as
platted, or refaced.
E. Staff Recommendation
The staff recommends denial.
F. Subdivision Committee Recommendation
The Subdivision Committee recommends approval
subject to:
1. Dedication of ten feet of additional
right-of-way on both streets.
2. Fifteen foot building lines on both
street frontages.
