Staff Recommendation
i The purpose of this plat is to establish lots conforming to the
zoning boundaries but with Lot 1 (E-Quiet Business) to have its
required 25' rear yard in the adjacent "D" Apartment area.
On the west side of the property is a 50' strip which was
granted as a street by an unrecorded plat. It is unimproved.
There appear to be unrecorded lots fronting on this strip.
The Staff recommends that approval be subject to the following:
1.) Resolve the status of the title of the 50' strip,
identify any landlocked parcels, and if necessary,
provide access through this property.
2.) Provide half street improvement on Portsmouth Drive
to match existing.
Subdivision Committee Recommendation

The Subdivision Committee recommends approval as recommended by
the Staff.
PLANNING COMMISSION ACTION
The Commission voted unanimously to approve the plat as
recommended by the Subdivision Committee, noting a resubmittal
would be required should it be necessary to provide access to
land -locked parcels.

Staff Recommendation:
At the May meeting the Commission deferred this item to acquire further
nt-�l information on the status of unplatted landlocked lots to the west of
this property.
Shortly before the Committee meeting, the engineer submitted a map of
ownerships in the vicinity. Those parcels which are landlocked are
separated from this property by a 50 foot strip of ground not owned
by the developer.
The Staff repeated its previous recommendation which was for approval
subject to boundary street improvements to match existing.
Subdivision Committee Recommendation:
The Subdivision Committee recommends approval as recommended by the Staff.
COMMISSION ACTION
The Commission voted unanimously to approve the plat as recommended by
the Subdivision Committee.
