STAFF RECOMMENDATION No. Lots: 1 Ft. of I�ew St.: 80 Prop. Uses: Offices At last month's meeting the Staff had recommended that approval be subject to: 1. Board of Directors to waive their right to purchase this part of Park -Site 2-CF. 2. For Bowman Road extended show one half of an 80 foot right-of-way and one half of a standard 48 foot arterial street including sidewalk. 3. Show sidewalk on Markham Street. 4. Include the balance of adjacent property under this ownership. 5. Waive lot depth to width ratio as necessary. 6. Indicate the 100 year flood elevation. 7. Restrict curb cuts to one every 300 feet, or two for the Markham Street frontage. A revised plat, expanded to include the adjacent ownership, was submitted shortly before the Subdivision Committee meeting. The Staff recommends deferral as necessary to respond to the revised plat and to obtain information and clarification regarding the Rock Creek covenants, filing of open space deeds, and the role of the Architectural Review Committee. r Item No. 21 - (Cont°d) SUBDIVISION COMMITTEE RECOMMENDATION The Subdivision Committee recommends deferral as recommended by the Staff for a period of 30 to 60 days. PLANNING COMMISSION ACTION Bill Hastings was present to represent the developer. The 'staff revised its recommendation from deferral to approval, subject to the items mentioned. The Commission voted to approve the revised plat as recommended by the staff. George Wittenberg abstained. 10 n
