A. Existing Conditions
The site is very steep. Building sites would be
between 640' and 700' m.s.l.
Streets and utilities will be extended through
previously approved phases.
B. Development Proposal
Topography dictates deep lots as shown and justifies
reduced building lines.
The loop cul-de-sac appears equivalent to the standard
version.
In the past, there have been limitations to water
service above about 600' m.s.l.
C. Analysis
The layout is appropriate to the topography. It is
better to terminate Morrison Drive in a cul-de-sac than
to extend it through.
D. Staff Recommendation
The staff recommends approval of a plat and variances
subject to verification of adequate water supply.
Subdivision Committee Recommendation
The owner and engineer were present. The Subdivision
Committee voted unanimously to recommend approval as
recommended by the staff.
Planning Commission Action
The owner and his engineer were present. The Commission
voted unanimously to grant preliminary approval as
recommended by the staff.
