ANALYSIS
A. EXISTING CONDITIONS
Slopes in this area are about 20%. It is
heavily wooded. All utilities and street
access will be made available as approved in
previous versions of Marlowe Manor.
B. DEVELOPMENT PROPOSALS
The extension of Morrison Court is proposed
to serve an area previously approved as the
backs of very deep lots fronting on Morrison
Drive. It abuts the south plat boundary and
would provide access to adjacent property not
now owned by the developers.
An existing watercourse appears to conflict
with building sites on Lots 264B, C and D.
lot C. ENGINEERING CONSIDERATIONS
Adequate provision should be made for
drainage crossing the above three lots.
D. ANALYSIS
Configuration of street and lots appears
satisfactory in all respects and consistent
with surrounding development. Reduced
setbacks as shown are justified by the
topography.
Lots 2 6 4 D and 265 could be adjusted to allow
frontage for future lots to the south.
E. STAFF RECOMMENDATION
The staff recommends approval of the plat and
waiver requests subject to:
1. Show provision for drainage to be
approved by the Engineering Division and
verify that it will not conflict with
Lots 264B, C and D.

2. Adjust lot lines of 264D and 265 to
provide frontage to the south.
F. SUBDIVISION COMMITTEE RECOMMENDATION
The Subdivision Committee recommends approval
as recommended by the staff.
PLANNING COMMISSION ACTION
The Commission approved the plat as recommended by the
Subdivision Committee. Byron Morse abstained.
