RE: Z-9945; Conditional Use Permit for Little Rock Compassion Center, Inc.
Property Address: 3815 W. Roosevelt Road, Little Rock, AR 72204
Dear Ms. Stafford:
Please accept this correspondence as responses to the Staff Comments and Comments from Other
Departments.
Development Staff Comments:
Provide proposed use of outbuildings.
Response: The intended use for the other outbuildings on the property is to be used for
warehouse and storage.
2. All signage must comply with Section 36-553 (signs permitted in institutional and office
zones).
Response: The Compassion Center will comply with the requirements of Section 36-553
in connection with signage on the property viewable from Roosevelt Road and signage
located on the building.
3. Dumpster area must be screened and comply with Section 36-523 of the City's Zoning
Ordinance.
Response: The Compassion Center will comply with the requirement of Section 36-523(d)
and the screening requirements stated therein for the dumpster area. A dumpster is already
located and in place at the back of the building.
4. Any sight lighting must be low-level and directed away from adjacent properties.
Response: The Compassion Center will comply with this comment regarding sight lighting.
Comments from Other Departments:
Central Arkansas Water (CAW):
In review of the Planning Commission Review documents for the May 9, 2024, hearing from
CAW, CAW has no objections to the conditional use permit. The Compassion Center intends for
all such requirements of CAW to be in effect at the time of the request for water service.
Civil Engineering Review Comments:
The document provided with Civil Engineering Review Comments for the May 9, 2024, hearing
states "No comments" for Z-9945.
Fire Marshall Review Comments:
The Fire Marshall Review Comments mention several sections of the Arkansas Fire Prevention
Code throughout the document, but only specifically mentions application Z-9945 Little Rock
Compassion Center with a requirement for a Life Safety Inspection. The Compassion Center will
abide by and comply with all Fire Prevention and Safety Inspections performed by the Little Rock
Fire Department.
Little Rock Water Reclamation Authority(LRWRA):
The responses from LRWRA for the meeting for May 9, 2024 provides "No comment" for
application Z-9945.
In the event one of the above -mentioned departments made a comment regarding The Compassion
Center's Conditional Use Permit — Z-9945 that was overlooked, The Compassion Center reserves
the right to amend and provide an appropriate response.
