Markham Street Little Rock, AR 72201 RE: Colonel Miller Trails Preliminary Plat Mr. Moore, Attached are the drawings, application, affidavit, and filing fee for the above referenced project. The developer for this project would like to subdivide the property into single family lots to allow for residential development. This project contains approximately 20 acres and is located east of Colonel Miller Road and south of Crystal Valley Road. The lot sizes proposed are 60 ft. in width and vary from 120 to 150 ft. 1n depth. The development contains 53 lots with green space to allow for walking trails. This property is not currently within the city limits but is contiguous along the south property line. The developer will widen Colonel Miller Road to a minor arterial based on the current Master Street Plan. The proposed source of water is Central Arkansas Water and sanitary sewer is Little Rock Water Reclamation Authority. There are no applicable existing covenants or restrictions on the land. The developer will clear and grade the lots with the construction of the infrastructure. This will reduce the amount of earthen material to be hauled across public city streets. The developer is not requesting any variances or waivers with this application. Please place this item on the next available Planning Commission agenda.
