PLANNING COMMISSION ACTION: (PRIOR TO THE MEETING, THE OWNER,
B. LUSK, SUBMITTED A REVISED PLAT INCORPORATING SOME OF THE
STAFF'S SUGGESTIONS AND GENERALLY IN LINE WITH THE SUBDIVISION
COMMITTEE RECOMMENDATION), AFTER A BRIEF DISCUSSION OF THE
AMENDED PLAT, A MOTION WAS MADE TO APPROVE THE PLAT AS AMENDED.
THE MOTION PASSED BY VOTE OF (8 ayes - 0 noes - 1 absent - 2
unfilled positions).
(This approval includes condition No. 1 of the Subdivision
Committee Recommendation and changes the no. 2 dimension as
follows on what is now Lot 3:
on the east 10' setback line
on the west 30' setback line
on the north 50' setback line
on the south 30' setback line
Staff Recommendation: The staff feels that this layout does not
properly address the contour of the land or the ownerships
involved. The large tract along the east boundary will prove a
difficult commercial tract to develop and the access provided
appears to be inadequate. From past actions in the area it
appears that all of the lands which should be included are not
shown.
The staff would recommend denial as filed and suggest refiling
for a future meeting after more thought is given to the layout.
Subdivision Committee Recommendation: Approval as filed subject to
inclusion of the following:
1. Identify on the plat a public access easement of 30 ft, on
the stem access for Lot 5 to Kanis and provide a 30 ft. access
easement at the southwest corner of the plat in place of the 25 ft.
easement shown for Lot 5.
2. Within the body of Lot 5 provide the following setback lines;
On the east 25 ft., on the west 30 ft., on the north 50 ft., on the
south 30 ft.
There were no objectors present at the meeting.
