Street right-of-way and pavement widths to permit a 45 foot right-of-way and a 24 foot pavement width. 3. Building setback lines to permit a 15 foot front yard setback and a 20 foot rear yard setback. 4. Side yard requirements to permit five foot setbacks with a minimum of 10 feet between principle structures, some accessory structures to be on the lot line. STAFF RECOMMENDATION This matter was deferred at the November 29, 1977 Planning Commission meeting to`'permit coordination of the development standard with the new Subdivison Ordinance which is currently being drafted. At the Committee meeting a revised layout was submitted which differed from the first layout as follows: Cul-de-sacs have been eliminated in favor of a single circular loop street. One entrance drive has been eliminated. Streets have been widened from a 40 foot right-of-way and 20 foot pavement to a 45 foot right-of-way and. a 24 foot pavement. Lot sizes and density remain about the same, but principle structures are proposed to be at least five feet from each side lot line. Some garages will be on the side lot line. The staff feels that in view of the resolution of discrepancies with proposed new standards and in view of the detailed development plan submitted, this matter should be approved as a planned residential development and zoned appropriately upon its annexation. Approval should be subject to the platting of all building site setbacks. Item No. 10 (Continued) 12-27=77 SUBDIVISION COMMITTEE RECOMMENDATION Approval as recommended by the staff. PLANNING COMMISSION ACTION The engineer was present and in agreement with the recommendation. The Commission approved the plat as recommended. V5
