EXISTING CONDITIONS (1) Physical Site Characteristics: This site is currently covered with trees and much vegetation. The property consists of slopes ranging from approximately 10 percent on the south to almost 15 percent on the north. Surrounding land uses include condominiums on the south and single family on the north. (2) Existina Public Facilities and Services: All street improvements and utilities are in place. B. DEVELOPMENT PROPOSAL (1) Project Characteristics: This request proposes to plat a tract of 0.5558 acres into one lot for an undetermined use. The February 15, 1983 SUBDIVISIONS Item No. 8 - Con inued purpose of this plat is to enable the owner to sell it. He is requesting that he be allowed to do so through the combined preliminary/final procedure. C. ENGINEERING CONSIDERATIONS The street improvements are in place. No additional requirements are necessary. D. ANALYSIS This item presents a situation similar to that presented by the previous item. Staff has no objections to allowing the applicant to plat this through the combined procedure, since it constitutes a minor subdivision of land as defined by the Ordinance. The applicant indicated this may be a four-plex, but is not quite sure at this time. E. STAFF RECOMMENDATION Approval as,filed. F. SUBDIVISION COMMITTEE RECOMMENDATION: Mr. Bob Lowe represented the developer. He was informed that if the proposed development consists of more than one building a site plan will be required. A motion was made to approve the plat as filed. It passed by a vote of 3 ayes, 0 noes, 1 absent, 1 open position. PLANNING COMMISSION ACTION: Mr. Bob Lowe of the Hodges Firm represented the owner.
