OF LOTS: 1 FT. OF NEW STREET: 0 ZONING: "D" and "E" Apartment PROPOSED USES: Condominiums PLANNING DISTRICT: 25 CENSUS TRACT: 22.05 VARIANCE REQUESTED: None A. Existing Conditions The site is heavily wooded with slopes of 10 percent to 20 percent. There is no concentrated drainage onto the site. Green Mountain Drive has been built to standards adjacent. Mara Lynn Road exists to County standards. All utilities and services are available. B. Development Proposal The site is proposed to be developed into 28 - 4 unit condominium apartments with swimming pool. Overall density is 9.6 d.u./acre. Access will be by means of a circular access easement with only two curb cuts both on Green Mountain Drive. This side of Mara Lynn has previously been required to be built upon development of the adjacent property. W L- April 24, 1979 SUBDIVISIONS Item No. 13 - Continued The property is currently zoned "E" and "D" Apartment and should be down zoned to "MF-12." C. Analysis The layout is satisfactory and has a reasonable density but should be revised to reflect a 40' buffer and a 6' fence along the west and north boundaries as required by the Ordinance. Building lines along both streets should be 30'. D. Staff Recommendation The staff recommends approval subject to the following: 1. Provide 40' buffers and fences on interior boundaries and 30' building lines along both streets. 2. Build boundary street improvements including sidewalk on Mara Lynn. 3. Down zone to 'IMF-12." Subdivision Committee Recommendation: The Subdivision Committee recommends approval as recommended by the staff. Planning Commission Action: The Planning Commission approved this matter as recommended by the Subdivision Committee. The vote was 6 ayes and 1 no.
