A. Existing Conditions
Topography is fairly steep, up to 20 percent or so,
sloping up to the north and south from a draw running
obliquely through the center of the site which is
heavily wooded. Access would be from Old Forge Court to
the north. All public facilities are in place adjacent.
B. Development Proposal
The proposed cul de sac will be extended south through
two (2) lots in Ludington Heights purchased for that
purpose. All public facilities are shown as required.
The property is zoned for apartment use and single
family residences are technically prohibited on most of
it.
C. Engineering Considerations
The Engineering Division recommends that the south half
of the cul de sac be graded as to a maximum slope of
12 percent.
D. Analysis
Previous approval was for an apartment subdivision with
access to Sanford Drive through two (2) -lots in Sanford
Addition and the cul de sac to the north. The staff
feels that this layout and proposed use are superior to
the first one.
E. Staff Recommendation
The staff recommends approval of the plat and variance
request subject to:
1. Indicate the disposition of tract A.
2. 12% maximum grade on the south half of the
cul de sac.
3. Rezone "A" One Family
Subdivision Committee Recommendation
The Subdivision Committee recommends approval as recommended
by the staff, with the staff to initiate the necessary down
zoning.
Planning Commission Action:
The Commission voted unanimously to approve this matter as
recommended by the Subdivision Committee.
