The construction of a 10 story building with 100,000 square feet. 2. The construction of four two story buildings with an area of 6,400 square feet each. 3. The construction of a one story building with 2,400 square feet. 4. The structure conforms to bulk and area requirements as indicated. Required Provided Front yard 25' 25' Side yard 25' 25' Rear yard 25' 25' Height 120' max. 12' a story Lot coverage 2 acres min. 8.9 acres 5. The provision of 5.1 acres in natural/landscaped open space. 6. The construction of a commercial street through the center of the development to allow for internalized access. 7. The provision of 330 spaces for parking, 20 to be designated for the handicapped. 8. The provision of a 251 landscaped strip along the western boundary of the property abutting Shackleford Road. USES PROPOSED Office park. April 14, 1981 SUBDIVISIONS 10 Item No. 8-A - Continued SPECIAL REQUIREMENTS 1. Buildings should cover an aggregate area of not more than 40 percent. This plan complies. 2. Detached buildings should be separated by at least 20'. This plan complies. 3. A 25' landscape strip abutting any boundary street should be provided. This plan complies. 4. The provision of a minimum 40 foot buffer strip and a 6' fence when abutting a residential use. Required on the north property line. 5. The height of buildings is limited to 45' or a formula which calls for one extra foot setback for each additional foot of height above 45'. This plan complies, and the total structure will be under the maximum height of 1201. 10 STAFF ANALYSIS A. Effect on Environs, Health and Public.Safet No adverse effects should be caused by this development. The project should enhance the area, as this design blends appropriately with the physical makeup of the land. The single family home to the north should not be affected adversely, because of the well timbered boundary of the property. B. Conformance to Ordinance This proposal does not conform to the Ordinance requirement of a 40' buffer and a 6' fence along the boundaries that abut areas of residential use. Staff, however, does not find this to be an issue, because the long-term potential use of this area is not single family. The suburban development Land Use Plan specifies this as an area for office use. The lot to the north is large with good setbacks and heavily timbered. C. Staff Recommendation Approval as submitted.
