Lowe, Jr., Registered Professional Land Surveyor, the signature of the Grantor and bears a
Certificate of Approval executed by the Little Rock Tlanning Commission and is recorded in the
records of the Circuit County Clerk of Pulaski County, Arkansas, as plat-
The filing of this plat for record shall constitute a complete, and valid delivery of any and
all easements and/or rights -of -way which may be shown or designated on the plat.
The lands embraced by the plat shall be forever known as "Lot 120 A-R, Being a Replat of
Lot 120R Broadmoor North Addition, Little Rock, Arkan&W , ;find all future conveyances shall
refer to the lot number(s) as designated on the plat.
The building lines shown hereon are in accordance with a variance approved by the
City of Little Rock Board of Adjustment at its meeting on April 30, 2001.
The Grantor further certifies that all other provisions of the original Bill of
assurance for Broadmoor North Addition, Little Rock, Arkansas, recorded as Document 2001-
001053 in the records of the Circuit County Clerk of Pulaski County, Arkansas, shall remain in
full force and effect and that all Zoning Ordinances and Building Codes of the City of Little Rock,
Arkansas shall be applicable to the property shown and described on the plat.
