TO WHOM IT MAY CONCERN:
I would like to formally request a site plan review by the
Planning Commission of a proposed addition to Breckenridge
Village Shopping Center. Accordingly, I enclose:
1. The filing fee of $200,
2. Two copies of a recent survey, and
3. 15 copies of a site plan.
Breckenridge Village Shopping Center was constructed in 1974-75
and today consists of 103,664 square feet of gross area broken
into five buildings. The buildings are labeled by letter on
the attached site plan. Square footage in each building is as
follows:

We propose adding a building containing 20,400 square feet on
the southern most portion of the property. The building will
be oriented to the north and will be separated from Buildings
"D" (United Artists) and "E" by a large parking lot which is
now under-utilized.

The existing center currently has 3,000 square feet of restau-
rant space in Building "A", 3,224 square feet of restaurant
space in Building "B" and 1,984 square feet of restaurant space
in Building "E" for a total of 8,208 square feet of restaurant
space. The balance is broken into retail and service users.
We do not yet have tenants for the addition, but I imagine they
will be much like the mix of existing tenants with a combi-
nation of speciality stores, restaurants, and some service type
stores.
There are currently 760 parking spaces - one space for every
136 square feet of leased area. After our expansion there will
be 706 parking spaces for 124,064 square feet - one space for
every 175 square feet of leased area.
Cinde Bauer of Landscape Architects, Inc. will oversee land-
scaping the addition, but I cannot now submit a landscape plan.
I can assure you the plan will complement the rest of the
center which is now heavily landscaped.
I think our plan is straight forward, but I am available to
answer any questions which you might have of our proposed
development.
