1. 36' pavement rather than a 40' on Lyle Drive.
2. Delay extension of Lyle Drive pending development of
the lot on the south side.
3. 15 percent grade rather than 12 percent on the
cul-de-sac.
4. 367.5' length of a minor commerical street rather than
300'.

A. Existing Conditions
The site is wooded and steep (about 15% grade) and
occupies a hilltop.
Streets and utilities are in place adjacent.
B. Development Proposal
The offset shown in the street alignment results from
grade problems which make it difficult to intersect
Lile Avenue at Emergency Drive.
Lot sizes vary from 1.8 to 3.5 acres.
Lile Avenue is to be extended at its existing width
rather than 401.
C. Analysis
Lots as shown will provide a low density development,
and the cul-de-sac as shown can provide adequate access
at minor street standards.
D. Staff Recommendation
The staff recommends approval of the plat and variances
subject to:
1. Show 45' side setbacks.
Subdivision Committee Recommendation
The engineer was present. Most discussions revolved around
the proposed width of the interior street, that is, whether
to permit a 25' pavement and 50' right-of-way or to require
a 40' pavement and a 60' right-of-way.
The Subdivision Committee voted unanimously to recommend
approval as recommended by the staff except that the width
of the interior street be referred to the Full Commission
for attention without recommendation.
Planning Commission Action
A Medical Center representative and its engineer were
present. Following discussion of existing and proposed
street widths, the Commission voted unanimously to grant
preliminary approval as recommended by the staff, subject to
prohibition of parking on the interior c.ul-de-sac.
