Please submit revised site plans, if applicable, along with any written responses. All documents should be submitted to this email address for review. DATE OF RESPONSE: August 11, 2023 RE: Pinnacle Place Senior Living – PD-R (Z-9822) South side of Mabelvale West Road, East of Otter Creek E. Blvd. Development Staff Comments: 1. Provide N/S and E/W cross sections through the property, showing proposed development. Site cross sections through the property are provided as requested in the Revised Drawing Package on Sheet C1.1. 2. Provide overall building height dimensions. Overall building height dimensions are shown as requested on the Architectural Site Plan on Sheet C1.0 3. Provide setback dimensions from building to front and side property lines. Set back dimensions are shown as requested on the Enlarged Architectural Site Plan C1.2 4. What is the age restriction for residence? The development is for Senior Housing with the minimum age limit of 55 years with no maximum age restriction. However, all residents are to be considered active seniors as there is no assisted living. 5. Will there be a dumpster on site, if so, dumpsters must be screened as per Section 36-523 of the City’s Zoning Ordinance. Dumpsters are shown on site plans and will be screened as per Section 36-523 of the City’s Zoning Ordinance. 6. All signage must comply with Section 36-552 of the City’s Zoning Ordinance (signs permitted in multifamily zones). Signage will comply with Section 36-552 of the City’s Zoning Ordinance. 7. Landscape Review Comments 1. Concur. All Landscape Review Comments and buffer requirements shall be met. Fire Department Requirements 1. Concur. All Fire Department Requirements / Comments shall be met. Little Rock Water Reclamation Authority 1. Wastewater infrastructure plans shall be provided to LRWRA prior to Permit Submittal.
