PULASKI COUNTY COURT HOUSE, LITTLE ROCK, ARKANSAS; THENCE ALONG SAID
NORTH PROPERTY LINE, ALONG SAID CURVE, 172.14 FEET, HAVING A RADIUS OF
320 FEET AND A CHORD BEARING A DISTANCE OF N69019'18"W, 170.07 FEET;
THENCE CONTINUING ALONG SAID NORTH PROPERTY LINE N87030'57"W, 276.70
FEET TO THE WEST LINE OF SAID SE 1/4, NE 1/4; THENCE N2°31'33"E, 30.00 FEET
ALONG THE WEST LINE OF SAID SE 1/4, NE 1/4 TO THE POINT OF BEGINNING; SAID
TRACT OF LAND CONTAINING 0.827 ACRES (36,044 S.F.), MORE OR LESS.
AND, WHEREAS, it is deemed desirable that the above property be now dedicated as
public right-of-way as shown on the attached Otter Creek South Road ROW Dedication Phase
2 and that said property be held, owned and conveyed as platted;
NOW THEREFORE, Grantor, ALAWEST-AL, LLC, for and in consideration of the
benefits to accrue to it, which benefits it acknowledges to be of value, has caused to be made
the Plat hereto attached showing survey made July 13, 2007 signed by Walter H. Spaul,
Registered Professional Engineer, and Registered Land Surveyor, and bearing a Certificate of
Approval executed by the Little Rock Planning Commission and showing the bounds and
dimensions of the property now being platted.
The land embraced in said Plat shall be forever known as "Otter Creek South Road".
Iron pins have been set on all corners of the property being platted. In the event of I y�

minor discrepancies between the dimensions or distances as disclosed by the establishgel`''��'� C�

pins, the pins as set shall control.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk
and ex-officio Recorder of Pulaski County shall be a valid and complete delivery and
dedication of the street and easements shown on the said plat.
The considerations set forth are hereby approved by the City of Little Rock Planning
Commission. Any additional requirements, restrictions or statements are entered without
review or action by the Planning Commission and shall not be considered part of the Little
Rock Planning Commission's requirements for plat approval.
IN WITNESS WHEREOF, the said Grantor has hereunto affixed its seal and caused
these presents to be executed by its duly authorized official.

On this day before me, a Notary Public, duly commissioned, qualified and acting within and for
the State and County aforesaid, appeared the within named Gene Taylor, and who has been
designated to execute the above instrument, to me personally well known, who stated that he
was duly authorized in his capacities to execute the foregoing instrument for and in the name
and behalf of ALAWEST-AL, LLC, and further stated and acknowledged that he had so
signed, executed and delivered said foregoing instrument for the consideration, uses and
purposes therein mentioned and set forth.
