AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED LOCK AND LOAD
MINI - STORAGE REVISED LONG -FORM PCD (Z- 7496 -A)
LOCATED ON THE WEST SIDE OF STAGECOACH
ROAD, SOUTH OF OTTER CREEK PARKWAY, IN THE
CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from PCD to Revised PCD:
Part of the NE '/4, NW 1/4 of Section 8, T -1 -S, R -13 -W, Little Rock,
Pulaski County, Arkansas being more particularly described as follows:
Beginning at the found iron pin for the Southwest corner of the said NE 1/4,
NW `/4,; thence N00 °05'08 "W along the west line of said NE 1/4, NW '/4
249.76 feet to a point on the north right -of -way line of the Little Rock and
Hot Springs Highway (now Stagecoach Road) and the point of beginning;
thence S60 °12'46 "W, 107.01 feet; thence N15 °38'55 "W, 317.95 feet;
thence S68 °29' 13 "W, 247.46 feet; thence NO2 °37'42 "E, 921.40 feet to a
point on the north line of Said NE 1/4, NW '/4; thence S88 °09'52'E, 414.30
feet; thence S02 °32'34 "W, 521.24 feet; thence S34 °16'19 "E, 465.46 feet
to the north right -of -way of said Highway; thence S60 °09'00 "W, 210.16
feet thence continuing along said north right -of -way S60 °1 2'46 "W, 119.94
feet to the point of beginning containing 10.77 acres more or less.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for Lock and
Load Mini - storage Revised Long -form PCD is conditioned upon obtaining a final plan
approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the
Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
